Lease Details
All leases at Paseo Place begin on August 16th and end on July 31st the following year. At this time, Paseo does not offer short-term leases.
Your contract is based on a total amount for the lease term (listed on page 1 of your lease for 8/16/25 – 7/31/26) that is divided into 12 equal installments for convenience. Your first installment will be due before picking up your keys (please pay by August 1st for a smooth and quick move in process) and the last on July 1st unless you choose to renew and stay at Paseo Place for another year. Due to this, July rent is not prorated.
Rent is due on the 1st of the month and late on the 4th of the month. You will begin receiving late fees on the 4th of the month.
Although we don’t want to see you go, Paseo Place offers a relet process that allows you to find a replacement resident to take over the remainder of your lease contract. Once the new leasee is fully approved, your agreement will be terminated with a relet fee. See our Reletting Information page for more details.

Rentistry is a convenient and highly effective way to build your credit simply by paying your rent on time. You can opt in and be charged 5.20 per month with your monthly charges. Rentistry can improve your credit score and financial wellness throughout your time at Paseo.
At Paseo Place, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only 13.95 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least 100,000 in personal liability coverage and upload your Declaration Page to Foxen.com for verification.

Utilities (electricity, water, and sewer) – utilities are sub-metered and billed monthly through Conservice, split equally among roommates. This will be paid through your Resident Portal with your rent installments.
Yes! Each living room will be furnished with a couch, chair, coffee table, side table, 42” TV, and TV console. Kitchens come equipped with a dishwasher, microwave, stove/oven, and fridge/freezer. Each tenant in a shared floor-plan will have a twin-size memory foam mattress and bed-frame, two 2 drawer dressers, desk, and desk chair.
Leasing Process
Paseo Place will begin leasing for 2026–2027 this Fall! Further information will be available after our August move-in.
We want the leasing process to be as easy as possible.
On our website, go to Lease Now and select your favorite floor plan.
You will fill out the application all about YOU. You will have the option to add parking, storage, and a guarantor during this process.
Once the application is completed, please contact the leasing team to review your application and have a lease contract prepared.
If you have added a Guarantor, they will be sent a separate email to fill out their application and sign the Guarantor Agreement.
We will then begin your screening process and communicate any further questions we may have.
BAM – you’ve signed at the best community in San Diego!
Yes, we do require a Guarantor to qualify to live at Paseo Place. If you are unable to add a Guarantor who meets the requirements, we offer the Guarantor Waiver Program. This program is 70.10 per month. A guarantor can still be added at any time during your lease agreement.
Yes, there is a application fee that is required to submit your application and move to the screening process.
No! Our entire application and lease process can be completed in the comfort of your home from any device.
Roommate matching is very popular in our community. We take this process seriously, so you can be comfortable in your home. On our application, you will answer our in-depth personality questions so we can best match you with your future roommate and friend!
Living At Paseo Place
Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and Money Gram. You can make a one-time payment or set up monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office. Certified funds are required for the first payment of a lease; personal checks are accepted beginning with the second payment.
Our utilities are hassle free! No set up or deposits required. We use Conservice to manage our utility billing. You will receive a bill each month from Conservice split equally among roommates. This amount will be applied to your account and paid with your monthly charges.
Our partner, Valet Trash, will pick up your trash every night. Here’s how it works. You will set your provided trash can outside of your unit as early as 7:00 PM. Your trash must be bagged and tied to be picked up. All boxes must be broken down. Trash cans need to be brought back into your unit by 9:00 AM. We also have trash chutes/room available on floors 1–4 if you have additional bags of trash.
Paseo’s maintenance team is here to help! If you have any maintenance concerns you may enter a request through your Resident Portal . We have also partnered with ResiDesk who will immediately reach out to you for more troubleshooting and details on the maintenance request.
Our after-hours team is here for your maintenance emergencies. Emergencies include:
- Water leaks or overflowing water from a tub/shower/sink/appliance
- AC goes out and it is over 85 degrees outside
- Heater goes out and it is under 55 degrees outside
- Apartment lock out (bedrooms not included)
Please call (619) 255-3000 and Leo can direct you to the proper team member for your emergency. Any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property.
Unfortunately as much as we love furry friends, they are not allowed on site unless they are service/ESA animals. Please let our office know when applying if you will be bringing an ESA/service animal so we can ensure proper roommate placements.
We want all of our residents to enjoy their living experience throughout their time at Paseo Place. We ask that our residents and their guests follow all Community Guidelines found in your lease. Examples of prohibited behavior include, but are not limited to:
- Improper use of amenities or common area spaces
- Smoking anywhere within the community
- Misuse of property safety equipment (fire extinguishers, exit signs, etc)

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a 350 transfer fee applies.
You will receive a grey key fob upon picking up your keys. This will be used throughout the community including the entry gates, common areas, and your unit. Simply place the fob on the reader and wait for the light to turn green and beep.
At Paseo, we offer a package locker system for 24/7 package pick up access. You will register with LuxerOne. A credit card is required to be on file as the lockers will charge for old/expired packages not picked up within the 3-day window. Delivery drivers will place your package in a locker and an access code will be texted to you. If a package will not fit in the lockers or the lockers are full, the package will be brought to the Leasing Office.
Paper mail will be delivered to the office and filed into your apartment’s cubby located inside the office.
Parking
Yes, we offer Reserved Parking in a gated parking garage for a monthly fee. Parking can fill up so we recommend adding parking to your application if you think you will be bringing a vehicle with you.
We have 2 guest parking spots in the alley between Paseo and Aztec Corner. A guest permit can be checked out for 48 hours from the office.
Yes, we will tow vehicles at the owner’s expense if they are not parking in the correct Reserved Parking space or illegally parked.
We have 19 EV charging stations located in the garage for our residents to use. If you will be bringing an electric car please notify the office. Payment is through the Xeal app.
University Resources
Paseo Place does not provide meal plans for the residents. Each resident has a fully equipped kitchen, allowing them to make some of their favorite dishes anytime. We are also steps away from various dining options such as Epic Wings n Things, Panchos, Dominos, and more!

Parent/Guarantor
Just like your student, you have access to your own Resident Portal. Sign in using the Guarantor’s email and password set up during the application process. Go to payments, select Pay Now, add New Payment Method or select an existing payment method, Submit Payment. You can also set up auto-payments from this section.
You can pay your rent installments early or in full. Please be advised a credit will sit on the resident’s account and the installments will be pulled out each month. Remember to include any additional monthly fees such as parking, or storage. Utilities will vary based on usage, we recommend adding an additional amount to cover this cost or you will have a balance at the end of the lease term.
We know it can be hard leaving your loved one and want to visit them throughout their time at Paseo. Paseo Place access is limited to residents with a fob. The fob is required to enter the gates, access common areas, and enter their unit. We are only able to give primary leaseholders a fob to their apartments. Your student will need to accompany all guests while in the building.
