What are individual leases?
Each bed in an apartment is its own lease agreement. Therefore, you will not be affected if roommates are delinquent or cancel their lease. Please note that our community leases shared bed-spaces, with the exception of our 6x3 floor-plan.
Are the apartments furnished?
Yes! Paseo Place includes a modern sofa, lounge chair, coffee table, side table, dining room table with chairs, and Smart TV/TV console in the common space. In the bedrooms, each person will have a twin-sized mattress, bed frame, under-bed storage, a desk, and a desk chair.
What amenities are there?
Our community features on-site retail and a convenient location across from San Diego State University, with on-campus amenities just steps away. Enjoy monthly resident events, 24-hour emergency maintenance, outdoor grilling stations, valet trash services, and the security of a gated community. Our underground parking garage has EV car charging stations available for our residents' use. We're also proud to be a Fitwel 2 Star Rated recipient, demonstrating our commitment to resident well-being.
What utilities are included?
Furnishings and Wi-Fi are included in your rent. Water, Sewage, and Electricity are billed separately. Please call us at (619) 255-3000 for more information.
Do you have parking?
Yes! Garage parking is available on a first-come, first-serve basis. Our garage has EV car charging stations available for our residents' use as well. Please contact our office for further details at (619) 255-3000.
What is the pet policy?
We welcome service animals and emotional support animals (ESAs) in our community. To ensure a comfortable living environment for all residents, we require proper documentation for these special animals. Unfortunately, we cannot accommodate pets that are not service animals or ESAs.
What are the application fees?
There is a $58 application fee to cover the cost of the criminal background and credit screening completed on all applicants who wish to live at Paseo Place.
How much is the security deposit?
Paseo Place has a base deposit of $200 that is refundable at the end of your lease pending no damages to the unit. Please note that applicants without a social security number must provide an increased deposit equal to one month of rent to qualify.
How do I apply?

When do I need to pay my installment and fees?
Your installment and fees are due on the 1st of each month and considered late on the 4th. You can pay your monthly dues through your Resident Portal.
How does Valet Waste work?
Valet Waste is an additional amenity that Paseo Place offers our residents. You will be given a waste bin set out during an allotted time frame for a Valet Waste representative to pick up each night.
Where is the nearest public transportation?
Paseo Place is about a 5-minute walk from the public transit center on the SDSU campus. This center includes both the trolley and bus stations.
Do I have to leave during school breaks?
Unlike the dorms, we do not require residents to vacate their apartments during school breaks.
What move-in fees are there?
Before you move in, you will be charged a one-time Community Fee of $400. This includes Valet Trash, printing services, mail sorting services, amenity upkeep, and the roommate matching & community connection platform. This will be due along with your first month’s rental installment, security deposit, and any other monthly fees.
How do I acquire Renters Insurance?
At Paseo Place, you must provide proof of renters insurance at move-in or participate in our liability waiver program. This program is only $13.95 per month, and you will automatically be opted in unless you provide proof of your own renter’s insurance policy. The liability waiver program is not a renter's insurance policy, and personal property will not be covered. If you choose to provide your own renter's insurance, you must have at least 100k in personal liability insurance and upload it to FOXEN.
What is Rentistry?
Rentistry is a rent reporting and credit building solution provided by FOXEN that securely, accurately, and automatically reports your rent payment history to the Credit Reporting Bureau(s). You will be automatically enrolled and charged $6.95 monthly for this service, but you may cancel anytime for any reason. This reporting is solely for residents. Guarantors are not included in Rentistry’s rent reporting.
What if I can't find a guarantor?
No guarantor? No problem! We offer a Guarantor Waiver Program for just $69.10/month, allowing you to qualify without the need for a guarantor. Contact our leasing office for more details on how to enroll!
